ONE PROPERTY. SIX QUESTIONS. ONE SCORE.
The DealHouse Score is our structured framework for evaluating a property across the factors that can matter most to its financial picture—from value and cash flow to location, financing, appreciation and risk.
Instead of looking at one number in isolation, DealHouse evaluates the property from multiple angles and brings the analysis together into a simple 100-point score.
78 / 100
NEGOTIATE
The property shows several attractive fundamentals, but price, economics or identified risks create reasons to negotiate before moving forward.

THE PROBLEM
A GREAT PROPERTY ISN’T ALWAYS A GREAT DEAL.
A beautiful property can be overpriced. A high-rent property can have weak cash flow. A low-priced condo can carry significant HOA, insurance or assessment risk.
That’s why DealHouse doesn’t evaluate a property using one metric.
HIGH RENT
≠
STRONG CASH FLOW
GREAT LOCATION
≠
RIGHT PRICE
LOW PURCHASE PRICE
≠
LOW RISK
THE DEALHOUSE SCORE BRINGS THE FULL PROPERTY PICTURE TOGETHER.
THE METHODOLOGY
SIX FACTORS. WEIGHTED TO 100.
Every property is evaluated across six categories. Each category contributes to the overall DealHouse Score based on its weighting within the framework.
VALUE — 20%
Are you paying the right price?
Asking price, comparable sales, estimated market value and current positioning.
CASH FLOW — 20%
What do the monthly economics look like?
Expected rent, recurring expenses, estimated debt service and cash flow.
LOCATION — 15%
How strong are the property’s surroundings?
Demand, accessibility, amenities, development and liquidity.
FINANCING — 15%
How does the capital structure affect the deal?
Down payment, interest-rate assumptions, loan structure, debt service and financing sensitivity.
APPRECIATION — 15%
What could support or limit future value?
Supply, demand, development pipeline, neighborhood trajectory, scarcity and future supply.
RISK — 15%
What could go wrong?
Insurance exposure, flood considerations, HOA health, special assessments, building age, property condition and liquidity. Higher scores mean a more favorable / lower-risk profile.
HOW THE SCORE COMES TOGETHER
VALUE 20% + CASH FLOW 20% + LOCATION 15% + FINANCING 15% + APPRECIATION 15% + RISK 15% = DEALHOUSE SCORE / 100
UNDERSTANDING THE SCORE
WHAT DOES YOUR NUMBER MEAN?
The DealHouse Score provides a consistent way to understand the overall strength of a property based on the six factors in our framework.
85–100 EXCEPTIONAL — Strong characteristics across most areas with relatively few material weaknesses identified.
75–84 STRONG OPPORTUNITY — Attractive overall fundamentals, with certain factors still requiring closer review or negotiation.
65–74 WORTH INVESTIGATING — A mix of strengths and weaknesses depending on price, goals and assumptions.
50–64 PROCEED CAREFULLY — Several factors require additional diligence or materially affect the profile.
BELOW 50 WEAK OPPORTUNITY — Significant weaknesses or risks identified under the assumptions evaluated.
A higher DealHouse Score indicates a stronger overall profile within the DealHouse framework. It does not guarantee future property value, returns or investment performance.
TWO DIFFERENT QUESTIONS
THE SCORE TELLS YOU HOW THE PROPERTY LOOKS. THE ASSESSMENT TELLS YOU WHAT DESERVES ATTENTION.
DEALHOUSE SCORE
How strong is the property’s overall profile?
Value · Cash Flow · Location · Financing · Appreciation · Risk
78 / 100
STRONG OPPORTUNITY
DEALHOUSE ASSESSMENT
What deserves attention at the current price and assumptions?
BUY — attractive analyzed fundamentals
NEGOTIATE — price or terms materially affect opportunity
PASS — numbers or risks raise material concerns
A PROPERTY CAN SCORE 78/100 — STRONG OPPORTUNITY — AND STILL RECEIVE A NEGOTIATE ASSESSMENT.
WHY THE FRAMEWORK MATTERS · ILLUSTRATIVE EXAMPLE
TWO SIMILAR PRICES. TWO VERY DIFFERENT DEALS.
